So long, Bay Area: Adam Neumann is headed to South Florida.

The WeWork co-founder and ex-CEO inked an off-market deal for two properties on the Bal Harbour Marina, just north of Miami Beach, Florida for $44 million, the Wall Street Journal reported. Local investor Joseph Imbesi is the seller behind the off-market deal, which includes two parcels spanning 50,000 square feet, 360 feet of waterfront and multiple slips in the marina, Imbesi told the publication.  One of the parcels is a 14,500-square-foot house that is still under construction, the other is an empty lot, the publication reported, adding that the seller gave Neumann a $1 million allowance for the unfinished construction.

The purchase comes roughly two months after Neumann sold his northern California estate for $22.4 million.

Brett Harris of Douglas Elliman represented the buyer. Imbesi was represented by his son, Douglas Elliman agent Tony Imbesi.

Although Neumann has said he’d like to live forever, he has at least one lifetime’s worth of cash to burn. In May, the former WeWork chief was given $245 million worth of stock as part of a renegotiation of his exit package from the company.

A developer’s decision to accept Cryptocurrency as payment appears to have paid off, as a Miami-area Penthouse at Arte Surfside in Surfside, Florida just sold for $22.5 million in digital tokens on May 27, 2021. It is the largest known Cryptocurrency Real Estate purchase ever. The developers did not reveal the buyer or what kind of cryptocurrency was used.

The deal came weeks after Alex Sapir’s Arte by Antonio Citterio, in Surfside, began accepting Cryptocurrency through a partnership with blockchain and securities trading platform SolidBlock. Forbes first reported the transaction, which was announced in a Press Release on May 27, 2021.

Encompassing the entire ninth floor of the 12-story condominium, the lower penthouse unit is 5,067 square feet and offers a 360-degree view of Miami’s ocean, shoreline and cityscape. The home features four bedrooms, four bathrooms, a powder room, a wine tasting bar, walk-in closets and a 2,960-square-foot wraparound terrace.

“Cryptocurrency is the future of wealth, and we believe this is only the beginning,” co-developer Giovanni Fasciano said in a statement. “Arte has set the precedent for what these sales can look like, and how fast they can take place. We’re proud to have laid the groundwork for this new, burgeoning world.”

It’s not the first record-breaking sale for Arte.  In December of 2020, Arte Surfside’s 3-Story Penthouse on Floors 10 – 12 sold for $33 million, or $4,300 per square foot, by far the most ever paid per foot in Surfside.

Cryptocurrency is making inroads in real estate. WeWork announced in April that it will begin accepting Bitcoin for membership fees. Real estate investor Kent Swig also got into the cryptocurrency game, launching his own digital token tied to gold.

Baseball Hall of Famer Mike Piazza and his Wife, Alicia Rickter, sold their Waterfront Home at 1401 West 27th Street on the Sunset Islands in Miami Beach, Florida for $15,000,000 on April 15, 2021.  Piazza, who is considered one of baseball’s best offensive catchers, played for the New York Mets and Los Angeles Dodgers, as well as briefly for the then-Florida Marlins. He was inducted into the Baseball Hall of Fame in 2016 as a Met.

The couple sold the property to Major Food Group co-founder and co-owner Jeffrey Zalaznick and his wife, Alison, who were renting the mansion prior to closing on it in mid-April, records show. The Zalaznicks declared the home their domicile in October, marking their official relocation from New York.

Major Food Group has expanded rapidly since inking its first South Florida lease last year. It opened Carbone in South Beach and ZZ’s Sushi Bar in the Miami Design District.

The 9,600-square-foot mansion on Sunset Island II has eight bedrooms, nine bathrooms and one half-bath on a 20,000-square-foot lot. The property features a guesthouse, 100 feet of deep water frontage with a dock and boat lift, a pool and wet bar.

Jill Hertzberg of Coldwell Banker’s The Jills Zeder Group represented the Piazzas, and Danny Hertzberg of the same team brought the buyer, according to Realtor.com.

Property records show the Piazzas paid $10 million for the Tuscan-style home in 2008. It was built in 2001 and has a library, home office and a master suite with a private balcony.

Piazza and his wife also own a unit at the Ritz-Carlton Residences, Miami Beach, which they acquired in 2019 for $5.6 million, according to property records.

Miami broker Arden Karson announced two sales this week. One was an office condo on Biscayne Boulevard, the city’s main artery. It had gone on the market and was under contract to a seafood company just a day later for $330 per SF.

The other deal wasn’t as fast, but nearly three times as expensive: the commercial space on the ground floor of the 51-story Biscayne Beach residential condo, which sold for $976 per SF to a crypto finance firm, XBTO Group.

“Everybody now wants a piece of Miami,” said Karson, who led CBRE in South Florida before launching her own firm, Karson & Co., last year. “It’s irreplaceable real estate. There is not a lot of supply on residential and even commercial. My office leasing colleagues are slammed right now with showings, inquiries and deals.”

Karson said that with South Florida land-constrained and currently experiencing an influx of high-profile people and businesses from other parts of the country, the seafood company knew it should pounce once it settled on a space it liked, and the crypto firm loved the 5.4K SF office space, which had been conceived as a restaurant space and has a 2.5K SF terrace.

According to JLL’s most recent Office Insight Report for Miami, Q1 marked the fourth consecutive quarter of negative absorption, but “recent leasing activity suggests that occupancy gains will resume before the close of the year.”

According to CBRE, Miami is the only market in the country that will see office rents grow in the next two years.

“I would venture to say that Miami’s got the strongest commercial real estate market in the country right now. And I would say that new company growth is probably higher than any other major markets, including Boston, Chicago, New York and L.A.,” said Donna Abood, principal and managing director at Avison Young.

Leases are running about $3 to $5 per SF higher than they were pre-pandemic, Abood said. According to Avison Young’s Q1 market report for Miami, the average asking rate is $42 per SF.

At 830 Brickell, a high-end office tower under development from OKO Group, “rates go as high as $84 per SF, which is unheard of in the city,” Abood said.

She is working with a new-to-market fintech company that she can’t yet disclose but which is seeking space for a U.S. headquarters. She said that according to the economic development agency The Beacon Council, there are 77 companies in the process of relocating to Miami.

“So it’s not hype anymore,” Abood said. “They’re coming in, they’re taking 20K, 30K, 40K, 50K SF.”

Larry Ellison, billionaire co-founder of Oracle Corp., paid $80 million on April 8, 2021 for the North Palm Beach estate at 12525 Seminole Beach Road owned by Hedge fund manager Gabriel A. Hoffman. Hoffman heads the activist hedge fund Accipiter Capital Management.

The sale, which closed slightly above the $79.5 million asking price, was first reported by the Wall Street Journal. It adds to a dizzying number of ultra-high-end deals to close over the past year in South Florida.

Elliman Agents Chris Leavitt and Ashley McIntosh, represented the seller, while Elliman’s Tonja Garamella brought the buyer. The agents all declined to comment.

The Tuscan-style, 15,514-square-foot mansion has seven bedrooms, 11 bathrooms, three half-baths and more than 520 feet of ocean frontage. The property features a large private pool, theater, wine room, chef’s kitchen, tennis court, and guest suite. It’s accessible via helicopter.

The property was developed in 1991 and last sold in 2012 for $17.5 million, records show.

Luxury Single Family Homes in South Florida are in high demand and their sales have shattered records–not only the number of sales, but record high purchase prices as well. There’s very limited inventory of Single Family Oceanfront Homes in South Florida.

In February, private equity titan Scott Shleifer paid more than $120 million for the oceanfront mansion at 535 North County Road in Palm Beach, setting a record for Florida and marking one of the most expensive home sales in the U.S.

Other recent buyers and sellers have included Steve Wynn, Greg Norman, Tommy Hilfiger, and David Tepper.

In the past two weeks, hotelier Beatrice Tollman sold her Palm Beach mansion at 174 Via Del Lago for $57 million. And Wynn paid $24 million for a lakefront home after flipping and buying other properties in Palm Beach.
